De Zilverkust

São Martinho do Porto

Telt ongeveer 5000 inwoners. Deze gezellige, en goed verzorgde badplaats strekt zich uit aan de rand van de bijna cirkelvormige baai. De prachtige baai is een paradijs voor de kleintjes. Een mooi wandeldijk met diverse bars en restaurants.

Salgado

Naast São Martinho de porto ligt Salgado beach, minder gekend bij het toerisme maar ook zeer mooi, daar komt de Atlantische oceaan tot zijn recht. Een woeste zee met altijd hoge golven. Zeer mooi om langs de kustlijn te wandelen en te genieten van de oceaan.

Nazaré

Liefst een iets levendiger strand met vele winkeltjes, restaurants, bars, marktjes, schilderachtige straatjes dan moet je in Nazaré zijn. Ook ’s avonds bruist het er. Meer toerisme, ook regelmatig een evenement. Typisch aan Nazaré zijn de vissersvrouwtjes. Zeker een must is het treintje nemen naar Sitio, dit voor een adembenemend uitzicht. Tijdens de wintermaanden worden hier surf records gebroken op golven van 23 tot 30 meter hoog.

Foz do Arelho

Foz do Arelho is gekend voor  zijn surfstrand en de Lagune van Obidos. De oceaan komt landinwaarts en vormt een lagune, helder blauw en ondiep, ideaal om met kleine kinderen naar toe te gaan. Aan het surfstrand bevinden zich diverse cocktailbars.

Peniche

Een vissersstad, hier zijn veel verschillende stranden. Hier komen veel surfers samen, een echte surf spot. In Peniche kan je de overzet nemen naar de Berlenga eilanden waar je dan de rest van de dag kan vertoeven. Zeer mooi om te wandelen en te duiken.

Obidos

Een trekpleister is het middeleeuwse dorpje Obidos, het is een dorpje binnen een burcht.  Zeker met kinderen een hit, in het weekend wordt er theater  gespeeld, is het middeleeuwse dorp in volle glorie. Je kan er een koets rit maken en een wandeling maken op de muren van de burcht.  Er zijn tal van leuke restaurantjes en pittoreske winkeltjes.

Fatima  

Fatima is een plaats in Centraal-Portugal in de gemeente Ourém. Nadat een verschijning van Onze-Lieve-Vrouw van Fátima werd gemeld in oktober 1917, werd het dorp een rooms-katholiek bedevaartsoord.

Alcobaça

Alcobaça staat bekent voor zijn klooster: Santa Maria, dit is betalend te bezoeken. Enkel op zondagmorgen is het gratis.                                 

De geschiedenis van het klooster is nauw verbonden met het Portugese koningshuis dit vooral in de strijd tegen de Moren. Koning Alfonse 1 beloofde de grond waarop het klooster gebouwd is aan de Heilige Bernard als de verovering van Santarém op de Moren zou lukken. Zo geschiedde in 1147, en in 1178 startten de Cisterciënzers met de bouw van dit klooster, tegelijkertijd met dat in Clairvaux. De twee graftombes zijn die van Peter I van Portugal en van zijn minnares en postuum wettelijk verklaarde echtgenote Inês de Castro. Peter zijn vader, koning Alfons IV van Portugal, had de minnares vermoord. Toen Peter na de dood van zijn vader in 1361 de troon beklom liet hij haar opgraven en in de abdijkerk in een tombe plaatsen. Zelf werd hij later in de andere tombe begraven. De twee geliefden liggen er naar elkaar gekeerd opdat ze op de dag van de verrijzenis elkaar in de ogen zouden kijken.

Caldas da Rainha is zowat onze stad waar wij gaan winkelen, de zaterdagmorgen naar de markt gaan! Je hebt er de LA VIE dit is een shoppingcenter, ook veel restaurantjes, bars, cinema, bowling, … alles wat een stad kan bieden.

Steps to buy a property in Portugal

Decide what type of property you want and where, whether that’s a new construction or a used home or a plot to build, by the sea or in a town centre. Choose the one that is best suited to your needs and personal situation and contact Portimmo team who will give you several options because we really care about fiding the right property for our clients and accompanies you the through entire process with professionalism and a smile.

Visit the property. When you go to visit your potential new house, be sure to take notes about everything, taking photos of anything and everything. Take measurements and consider the room layout, which direction the property faces, how much light comes in, the ventilation in the bathroom and kitchen, the state of the wiring and how energy efficient it is, how noisy it is and the amenities available in the neighbourhood… in short, be thorough when you first visit a place!

Give the property one last look over, just to be sure, before making your offer.

Mortgage loan: Getting a mortgage, either from a Portuguese bank or one at home, using the property itself as a guarantee against defaulting, is a more common option than a one-off payment. Depending on your age and certain other characteristics, payment terms can be up to 40 years, with banks usually loaning 80% of the house’s sale price and the remaining 20% being paid from the buyer’s pocket.

 

Sign the deposit agreement (contrato de promessa de compra e venda). This is the first contract to sign and it acts a sort of preliminary safeguard for the buyer’s and seller’s rights. It means paying a 10% deposit on the house, and with this you take on all the rights and responsibilities of a buyer. If you as the buyer later decide not to go through with the transaction, you will lose this down payment. If the seller is the one who cancels the sale, though, they will have to return the deposit to you.

Sign the title deed. The signing of the deed must be done in front of a notary with both the buyer and seller present. Ensure that the deed contains a description of the property along with any outstanding mortgages or charges on the house, the sale price and the payment method, and all taxes and expenses related to the sale. You should also take this opportunity to check that all the documents are present and correct, like the Energy Performance Certificate, insurance if applicable, and invoices for the latest tax and community cost payments.

Pay the transaction costs and taxes. The main expenses when buying a home in Portugal are the IMT Property Transfer tax, VAT and Stamp Duty, not to mention the notary costs, the payment to register the transaction with the Property Register, anything owed to the estate agent if you have used one and any costs related to the mortgage.

Change the name on the energy, water and gas bills. Inform the energy companies and any other services providers that you are the new owner and will be paying the bills from now on.

Keep all the documents. Put them somewhere safe and don’t lose any of it! You’ll need them again one day when you come to sell or rent the house.

Get the keys and start moving in to your brand new home!
